Work starts on Plaza Saltillo development — office tower, hundreds of apartments to rise in East Austin

Construction began recently on a mixed-use project years in the making that will reshape a slice of East Austin directly across I-35 from the Central Business District.

Grading work for the Plaza Saltillo mixed-used development started earlier this month and the players involved — including developers Endeavor Real Estate Group LLC of Austin and Columbus Realty Partners Ltd. of Dallas, plus landlord Capital Metropolitan Transportation Authority — hosted a groundbreaking ceremony Wednesday to mark the first phase of work.

New San Antonio office construction at an all-time high

First quarter 2017 saw a record amount of new office construction in the Alamo City, further proof that the city’s economic outlook is strong.

Of the 1.2 million square feet of new office space under construction in San Antonio, 738,000 square feet was started during first quarter 2017 alone, according to the latest office market report from Transwestern.

Austin’s retail landscape tight as a drum

Brokers of retail space certainly have their work cut out for them these days.

Demand for retail sites remains strong as the population continues to grow quickly throughout the Central Texas region — especially in the suburbs. That leads to a lot of new options coming online, higher rental rates and somewhat difficult times for shopkeepers eager to expand.

Prime downtown Austin site to be transformed into 5-story office building

Some rezoning cases take forever to be resolved. Others happen in a couple of months. Take the case of a small stand-alone office building at 1108 Nueces St. in downtown Austin.

The 2,725-square-foot building, circa 1957, on about one-fourth of an acre will be torn down to make way for a 22,000-square-foot, five-story office building.

The entitlements were secured June 8 in an ordinance signed by Mayor Steve Adler. It doesn’t appear there are any Capitol view corridor issues that would hinder the 60-foot maximum height.

Record-setting start to summer; Central Texas housing sale dollar volume tops $1B in May

The Central Texas real estate market shows no signs of slowing down, with the sales dollar volume for single-family homes in the Austin region reaching an all-time record $1.2 billion during the month of May. This marks the first time in 2017 that the sales dollar volume has surpassed $1 billion in a single month.

According to the Austin Board of Realtors’ monthly report, released Thursday, gains in listing activity and housing inventory should boost the real estate market in what was already projected to be a busy summer.

Facebook’s big Austin reveal: 120,000 square feet of cool with more to come

Social media giant Facebook Inc. has formally unveiled its multimillion dollar remodel involving four floors at 300 W. Sixth St.

The showcase is a massive interior staircase connecting floors 9-12 and constructed with Facebook’s signature wood used exclusively at many of its facilities — a mixture of Douglas fir and marine-grade plywood.
