The NRP Group celebrates groundbreaking for new affordable community in Schertz

The NRP Group’s commitment to creating high-quality housing continues with a new 300-unit apartment community in Schertz, Texas, known as Aviator 1518. It is the first-ever affordable housing development created through a partnership between the Schertz Housing Authority and The NRP Group. 

Located at 9120 E. FM 1518 N., Aviator 1518 rent will range from $706 to $2,245 per month for one to four-bedroom floorplans. The development name is inspired by Randolph Air Force Base and its relationship to the rich history of Schertz. Amenities will include a playground, pool, clubhouse and fitness center. 

Units in the complex’s three-story central building are built with elevator-accessible design, and the community is located within the Schertz-Cibolo-Universal City Independent School District boundaries, ensuring families with children have access to quality education.

The project is financed by 4% housing tax credits allocated by the Texas Department of Housing and Community Affairs Additional development partners include Bank of America, Bexar County, Texas Home Collaborative, Coats Rose, MTR Engineering and Alta Architects.

Aviator 1518 is slated for completion in 2026, with pre-leasing beginning in 2025.

Financing secured for Four Oaks Industrial Park in Texas

JLL Capital Markets has arranged the financing for Four Oaks Industrial Park totaling 170,000 square feet in Schertz, Texas.

JLL worked on behalf of the borrower, Rosewood Property Company, to secure the loan from Lincoln Financial Group.

The single-building, two-tenant industrial park was delivered in 2022 and is fully occupied. The building sits on a 9.59-acre parcel and features 32 dock-high doors, two drive-in doors and 30-foot clear heights.

Located at 17670 Four Oaks Lane, Four Oaks Industrial Park is strategically situated approximately 1,300 feet from I-35 and is less than a 60-minute drive to both the San Antonio and Austin metros. The region also boasts a highly accessible location that is proximate to many of Texas’ major thoroughfares. This accessibility to dense population centers has led to steady demand along the I-35 Corridor. This demand has also allowed the surrounding Guadalupe/Comal County submarket to become one of the best performing industrial submarkets in Central Texas.

Partners Real Estate arranges lease for Texas Installs, LLC in Schertz

Partners Real Estate, one of the largest independent commercial real estate firms in Texas, arranged a 41,335-square-foot lease for Texas Installs, LLC located at 5800 Tri-County Parkway in Schertz, Texas.

Partners’ Chris Caudill and Troy Martin represented the tenant, Texas Installs, LLC in the transaction. Nick Prater with 4M Realty Company, represented the landlord, FHS Associates, San Antonio, LP.

Texas Installs, LLC is an appliance installation company headquartered in Houston. They have experienced a tremendous amount of growth and needed to expand their operations into the South Central Texas market.

Partners Real Estate arranges lease with UPS Supply Chain Solutions in Schertz

Partners Real Estate arranged a 175,562-square-foot lease with UPS Supply Chain Solutions at Enterprise Industrial Park Building VII located at 17455 Lookout Road in Schertz.

Partners’ John Colglazier, Carlos Marquez and Kyle Kennan represented the landlord, BentallGreenOak in the transaction.
