Merriman Anderson Architects designs affordable rental community in Round Rock

Merriman Anderson Architects (MAA) announces construction has commenced on their Preserve at Mustang Creek project, an $88 million rental community located in Round Rock north of Austin, Texas. MAA provided architecture and interior design services for the three-story family friendly, garden-style project which includes 252 units, clubroom, indoor play space, outdoor playground, resort-style pool with grill stations, garages and covered parking. A large solar carport will offset 90% to 100% of common electricity use.  

LS Black Development of St. Paul, Minnesota, is developing the 11.3-acre site at 1401 County Road 118 in Round Rock which will provide stylish modern apartments and amenities priced for affordability to households earning 30% to 60% of the area’s median income. MAA designed one- to four-bedroom configurations as well as Type A Accessible Units, and units equipped with accessibility equipment for residents with hearing and visual impairments. 

Public financing assistance was provided by the Texas Department of Housing and Community Affairs, along with private financial partners on the project. In addition to MAA, professional consultants include Westwood Professional Services (civil engineering); BHB (mechanical, electrical, plumbing); Salas O’Brien (structural, facilities planning); and Cadence McShane Construction (general contractor). 

Construction commences this month and is scheduled for completion in September 2025. 

Merriman Anderson Architects announces director of hospitality, historic/adaptive reuse promotion

Merriman Anderson Architects (MAA) named Jennifer Picquet-Reyes, a principal in the firm, as the director of hospitality, historic/adaptive reuse. In her new expanded role, Picquet-Reyes will continue to lead project teams while driving and expanding MAA’s adaptive reuse and architectural hospitality footprint.

Picquet-Reyes has been with the firm for 12 years and has made significant contributions in a wide variety of markets. Her new title more accurately reflects the market sectors that have been her primary focus during her tenure at MAA. 

Picquet-Reyes is one of three principals at MAA and supports the firm’s commitment to design excellence, familial culture and client service. She contains expert knowledge and experience with historic preservation, LEED certification, adaptive reuse, design, construction schedule, document coordination and construction administration for projects of all types across the country. Picquet-Reyes has helped bring over 20 abandoned buildings back to life in downtown Dallas through her dedication to revitalizing historic buildings. 

Merriman Anderson Architects celebrates with Realty Capital Residential the breaking ground of luxury residential tower on Lake Grapevine

Merriman Anderson Architects (MAA) celebrates with Realty Capital Residential the groundbreaking of the 16-story luxury residential tower located at 3111 Sunset Boulevard on Lake Grapevine in Flower Mound, Texas. A ceremony was held on Wednesday, January 11 to celebrate the commencement of construction. The residential tower will consist of 207 one-, two- and three-bedroom units including penthouses and townhomes. 

Amenities for residents will include a golf simulator, billiards room, full-service bar, concierge, fitness center, valet, on-site structured parking for retail and residents, dog wash station, guest suites, and an elevated pool deck overlooking Lake Grapevine with a pool, spa and outdoor spaces to gather. 

The residential tower is part of the new 40-acre Lakeside Village resort community development. Lakeside Village is the final phase of the 160-acre Lakeside mixed-use project featuring an existing residential tower, hotels, lakefront restaurants, office space, retail shops, walking trails, and an outdoor performance venue. The new 3111 Sunset residential tower is adjacent to the new community lawn and provides luxury high-rise living with views of Lake Grapevine. 

Realty Capital Residential is the developer, and Archer Western is the contractor. MAA is the architect for the project responsible for the design and documentation.

The building is projected to be complete in early 2025.
