CBRE arranges sale of Cooper Street Plaza in Arlington

CBRE announces the sale of Cooper Street Plaza, a 91,856-square-foot shopping center located at 4619-4623 Cooper Street in Arlington, Texas. Vista Property Company purchased the property from a Texas based real estate investment trust.

Jared Aubrey and Michael Austry represented the seller in the marketing and sale of the property.

Located along I-20 in the middle of a dominant retail corridor in Arlington, the shopping center was 97.5% occupied at the time of sale. The center garnered significant investor interest due to its high-visibility, long-term triple net leases and below market rents. The center is anchored by K&G Mens Company and Office Max and features other prominent tenants including Black Rifle Coffee Company, UPS, State Farm Insurance and Ninja Sushi. 

CBRE arranges sale of office showroom across from Globe Life Field in Arlington

CBRE announced the sale of Stadium Drive, a 68,485-square-foot two-building office showroom project located at 801-803 Stadium Drive in Arlington, Texas.

Thurston Witt and Johnny Dunn with CBRE arranged the transaction on behalf of the seller, DSW Stadium Properties, LP, to an undisclosed buyer.

Ideally located across from Globe Life Field in the middle of Arlington, the property is well positioned for a vertical redevelopment with flexible Entertainment District Overlay zoning. The property is in the middle of Arlington’s entertainment corridor with two professional sports teams stadium (AT&T Stadium for the Dallas Cowboys and Globe Life Field for the Texas Rangers), two Six Flags theme parks, Texas Live!, and several restaurants, shopping centers, museums and entertainment venues.

Arlington-based Dodson Commercial Real Estate rebrands to ‘Street Realty’ and relocates HQ to Fort Worth

Dodson Commercial Real Estate, a 39-year-old commercial real estate development firm based in Arlington, Texas, has rebranded to ‘Street Realty’ and will soon relocate its headquarters to Fort Worth, as part of its planned brand evolution in line with the vision of its new executive team led by Ryan Dodson and Alex Bryant. The ‘new’ Street Realty offices, along with Street’s 15+ employees, will be located in a newly acquired building at 3909 Hulen Street in Fort Worth.

According to Ryan Dodson, whose father, Jerry Dodson, originally founded the firm in 1984, the rebranding effort was driven by the company’s growth, wide variety of projects, and continued expansion of services.

The company originally started as an Arlington-based property manager and developer. Once Ryan joined the company in 2002, it expanded services and established a decades-long track record of successful residential and commercial projects, including notable redevelopment projects in Downtown Arlington such as 404 Border, Block 300, and Urban Union. In the more recent years, the company has become active throughout Fort Worth, including projects in South Main Village, Magnolia Village, The Foundry District, and Clearfork. Home Depot signs long-term renewal at Hartman’s Cooper Street Plaza in Arlington

Home Depot U.S.A., Inc. (Home Depot), the world’s largest home improvement retailer, has signed a long-term 35,840-square-foot lease renewal at 4601 Cooper Street in Arlington. Cooper Street Plaza is a retail shopping center operated by Hartman Income REIT Management, Inc., a commercial real estate operator of its portfolio, and owned by its affiliate, Silver Star Properties REIT, Inc. headquartered in Houston.

Home Depot is the third big box store renewal at Cooper Street Plaza for the landlord in the last 12 months. At the retail center, the home improvement store boasts the largest footprint by square footage and serves as a co-anchor tenant to UPS, Mattress Firm, and OfficeMax.

In the last year, Cooper Street Plaza has welcomed two additional well-known tenants to its mix, Black Rifle Coffee Company and State Farm Insurance. Hartman’s Cooper Street Plaza is a conveniently located retail center just one light south of Ronald Regan Memorial Highway. The property sees an average count of 150,000 vehicles per day while residing within three square miles of a population of 121,939.

K&G Fashion Superstore, a nationwide discount department store, has signed a long-term 31,473-square-foot lease at 4625 S. Cooper Street in Arlington. Beginning July 2023, the fashion retailer will renew its lease in the Cooper Street Plaza retail shopping center operated by Hartman Income REIT Management, Inc., a commercial real estate operator of its portfolio and owned by its affiliate, Silver Star Properties REIT, Inc. (Silver Star Properties) headquartered in Houston. 

K&G Fashion Superstore’s footprint of 31,473 square feet serves as a co-anchor tenant with OfficeMax, Home Depot, UPS, and Mattress Firm at the retail plaza.
