West Houston office building undergoes multi-million-dollar reno; sees flurry of leasing activity

Stream Realty Partners has leased more than 74,000 square feet at a West Houston office building as ownership announces a multi-million-dollar capital improvement project.

Eldridge Oaks, located at 1080 Eldridge Parkway and adjacent to Terry Hershey Park in the highly desirable Energy Corridor, is owned by national real estate investment firm, Broadshore Capital Partners, on behalf of its clients.

Broadshore worked with Stream Houston, IA Interior Architects, and OJB to reimagine the building’s identity and create an environment focused on the health and wellness of its occupants. Stream, a national commercial real estate firm offering an integrated platform of services, provides leasing, property management, and construction management services at Eldridge Oaks. Senior Vice President Brad Fricks and Vice President Matt Asvestas serve as leasing agents.

O’Donnell/Snider Construction is overseeing the construction, which will be completed this fall.

Eldridge Oaks’ proximity to Terry Hershey Park as a natural amenity is a competitive advantage few buildings can offer. A robust fitness center also offers direct connectivity to the park trails. The renovation includes thoughtful programming of outdoor amenities to further enhance the tenant experience and attract companies seeking employee-centric office spaces. Improvements underway include a complete update to the first- and second-floor lobbies, a conference center and on-site food services. Also on tap is a connected, collaborative tenant lounge space and enhancements to other building common spaces.

Global engineering company Gulf Companies recently signed a 52,148-square-foot-lease at Eldridge Oaks. Beau Bellow of JLL represented the tenant.

Other notable transactions at Eldridge Oaks include:

  • Ryder Integrated Logistics executed a 7,141-square-foot lease. Gary Lawless of Cresa represented the tenant.
  • VsmSQ Structural Engineers executed a 6,161-square-foot lease. Anthony Fritsche of Fritsche Anderson Realty Partners represented the tenant.
  • CCL Global leased 4,739 square feet. The tenant was represented by Scott Visin of Cushman & Wakefield.
  • Hanwha Global Investments Corporation secured a 2,616-square-foot lease. Tripp Pruet with Stream represented the tenant.

Eldridge Oaks is a 14-story, Class A office tower built in 2009 offering a variety of amenities including on-site property management, 24/7 security, and an above-market parking ratio. The building can accommodate tenants ranging from 3,000 square feet to 235,000 square feet and has move-in ready speculative suites available.

The LEED® Gold Certified building provides immediate access to Terry Hershey Park hike and bike trails, and a plethora of walkable restaurants, bars, hotels and lifestyle retail at The Enclave on Eldridge and Plazas at The Parkway retail development across the street.

McNair Interests breaks ground on second phase multifamily On the Trails development in Westchase District

The commercial real estate development arm of Houston-based McNair Interests is expanding its multifamily footprint in west Houston. With a focus on the acquisition and creation of thoughtful places for people to live, work and rest, the development team is building on the success of its first phase Remy on the Trails community and has commenced construction on a yet unnamed, second phase “On the Trails” community. This project is part of the larger, 24-acre lakefront enclave located on Deerwood Road at 400 West Sam Houston Parkway South in the Westchase District.

Anticipating resident move-in by Summer 2024, the second phase multifamily community at 10505 Deerwood Road spans 6.8 acres and will include an open-to-the-public, 2,000-square-foot all-day café to be run by an established local operator. The project encompasses approximately 200,000 net rentable square feet over four stories with conditioned corridors and private storage, private garages and surface level parking. The unit mix consists of 221 one-, two- and three-bedroom apartment units with floorplans averaging nearly 900 square feet, with the three-bedroom units maxing out at nearly 1,500 square feet.

Community amenities include an expansive club room and lounge, fitness center with Peloton bikes and various virtual training options, bicycle storage, dog park, indoor/outdoor fire pits, a network of outdoor courtyards and pool area with cabanas and grills alongside the private lakefront and its walking trail. The property will also have extensive indoor and outdoor work-from-home areas, ranging from private and communal workspaces to meeting rooms, as well as level-two electric vehicle charging capabilities for residents.

Industry leading partners are lender Cadence Bank, general contractor Arch-Con, The Preston Partnership for architecture, interior architecture by design firm MaRS and Kimley-Horn for landscape architecture.

McNair purchased the Deerwood propertyin 2020 and later unveiled a three-acre lake with a dock and walking trail. The first phase, 330-unit apartment community, Remy on the Trails, opened in late 2022. Remy continues to see strong rental traffic since its debut and is currently over 60% leased. Development plans for the future 4.6-acre third phase are being evaluated.

Collaborating on the structural aesthetic of Remy on the Trails, and the just announced, phase two, are The Preston Partnership and MaRS, an award-winning Houston design firm that has worked with the McNair development team on multiple projects over the years and brings a hospitality eye to On the Trails. In phase two, MaRS is modifying the aesthetic to also appeal to a more mature demographic with sophisticated colors and finishes that capture a chic, timeless elegance. As with the initial phase, a primary objective is to create spaces that residents want to activate, as opposed to just being appealing on the initial walk around tour, especially for more discerning renters by choice.

Ideally situated near Westchase District campuses like CityWestPlace, On the Trails is in close proximity to popular business and entertainment offerings including the Energy Corridor, Memorial City, CITYCENTRE, Town & Country Village and Chinatown. Terry Hershey Park and Buffalo Bayou, under a half-mile away, are easily accessible via a network of hike and bike trails.

Kelsey-Seybold Clinic leases space in Woodway Square Center in Houston

Kelsey-Seybold Clinic has leased the 20,000-square-foot anchor space in the Woodway Square Center located at 6401 Woodway Drive at Voss Road in Houston.

Greg DeGeorge represented the landlord DeGeorge Properties II, LLC in the lease negotiations and John Wise, manager of real estate, handled negotiations for Kelsey-Seybold Clinic. The clinic will provide both primary and specialty medical care services.

SPI adds Uptown Dallas property to portfolio

SPI Advisory (SPI) and its 1031 partners finalized the acquisition of Ivy Urban Living (The Ivy), a 228-unit, Class B+ institutional-quality apartment community built in 1988 in the Dallas neighborhood of Uptown, just two miles north of downtown and one mile southeast of Knox-Henderson. 

Ivy Urban Living represents SPI’s 15th current property under management in the metropolitan area, totaling nearly 3,400 units. This transaction serves as the firm’s 44th acquisition in the DFW metroplex since its inception in 2014.

Partners Real Estate arranges sale of 27,478-square-foot building in San Antonio

Partners Real Estate, one of the largest independent commercial real estate firms in Texas, arranged the sale of a 27,478-square-foot building located at 3371 Roosevelt Avenue in San Antonio, Texas.

Partners’ Phil Crane and Dan Gostylo represented the buyer, Garcia Properties, Inc., in the transaction. The seller was represented by Andrew Price with CBRE.

Houston Bar Association’s Real Estate Section Elects Carey Hain as Chair-Elect and Lauren Hunsaker as Council Member

Jackson Walker congratulates Carey L. Hain and Lauren Hunsaker on their 2023-2024 elections to leadership positions within the Houston Bar Association’s Real Estate Law Section. Carey will serve as Chair-Elect and Lauren will serve as a Council Member. Carey previously served as Secretary and Treasurer of the HBA Real Estate Law Section.

Established in 1870, the Association was founded to maintain high standards in the legal profession and provide legal education for Harris County attorneys. Today, the HBA, one of the largest metropolitan bar associations in the nation, has expanded its goals to include public service and better access to legal services for all citizens in the Greater Houston area.

The Real Estate Section participates in and contributes to several community-based fundraising campaigns including Habitat for Humanity, Texas C-Bar, and Historic Records Preservation. Monetary scholarships are awarded to a student at each of Houston’s law schools.
