Harris County resumes eviction proceedings as nearly $29 million in unpaid rent claims filed

(The Center Square) – Despite 631,000 Texas residents receiving federal rental assistance, and the unemployed receiving an additional $600 a week in federal assistance, eviction proceedings have begun in Harris County for nearly $29 million worth of unpaid rent. Eviction proceedings in the state’s largest county, and third-largest county in the nation, began in June after a temporary halt issued by the Texas Supreme Court was recently lifted. The state’s economic downturn caused by Gov. Greg Abbott’s executive orders to help slow the spread of COVID-19, coupled with historic oil and gas losses resulting from the Russian-Saudi oil war, led to a record 3.4 million jobless claims filed in the state since March 14. According to the Texas Workforce Commission, the state has paid $14.4 billion in total unemployment insurance benefits since March 14. It has paid $9.3 billion in Federal Pandemic Unemployment Compensation (FPUC), $743 million in Pandemic Unemployment Assistance (PUA), and $185 million in Pandemic Emergency Unemployment Compensation (PEUC). Through the CARES Act, PEUC provides up to a 13-week extension of unemployment benefit payments. Click to read more at www.thecentersquare.com.

SRS Real Estate Partners adds investment sales professional in Houston

SRS Real Estate Partners hired Kevin Holland as managing principal with the investment properties group in the Houston office. Holland is an established investment sales professional who will strengthen SRS’ capital markets presence in the central region, and complement the investment sales teams across the nation. Holland joins SRS with more than 20 years of experience, most recently serving as principal of EDGE Realty Capital Markets. Responsible for launching the investment sales platform for EDGE in 2016, Holland developed a niche for disposing of retail assets in tertiary markets for REITs and institutional owners. Holland became adept at assessing retail and industrial properties through various roles on the principal side. He worked with Goldman Sachs as a financial analyst, and Weingarten Realty Investors as an acquisitions analyst, before becoming the director of acquisitions for Equity One, Inc. Those positions eventually led to Holland starting his own company, Rising Sun Resources, LLC, which allowed him to use his years of experience to evaluate commercial mortgage-backed securities for one of the largest global investment management firms in the world. Over his career, he has been directly involved in over $3.5 billion in transactions in more than 50 markets in 18 states.

Accesso signs leases totaling more than 170,000 SF in multiple markets

Accesso, a fully integrated investment manager and operator of multi-tenant office buildings, signed more than 25 leases totaling over 170,000 square feet across its portfolio since the beginning of April, despite the challenging market environment brought on by the COVID-19 crisis. The leases were completed across some of the most densely populated urban markets in the U.S., including Chicago, Dallas, Houston and Minneapolis. “Our ability to execute a significant number of new leases and lease renewals, particularly in light of the headwinds associated with COVID-19, is a reflection of the quality of our portfolio and the strong relationship we have with our clients,” said founding and managing partner, investments Ariel Bentata. “Our tenants have long appreciated our efforts to support the health and wellness of all who work in our buildings through diverse programming, hands-on property management and stellar amenities, and we believe the robust steps we’ve taken to mitigate the spread of infectious diseases have provided added peace of mind in this uncertain environment.” Two of the leases were at Towers at West End in Minneapolis. Magenic, an information technology services firm, took 29,000 square feet and Total Expert, a fintech software company, took 28,000 square feet. Other notable leases include health care services firm, Concentra, taking 19,000 square feet at 1849 Legacy Drive in Dallas. In Chicago, Nolan Law Group leased 12,000 square feet at 20 N. Clark Street. “In challenging times like these, we’re fortunate to have strong relationships with a brokerage community that continues to go above and beyond to keep our properties top-of-mind with prospective tenants,” said managing director, asset management Paul Gaines. “Brokers have been critical to enhancing our communications with tenants in this unprecedented environment, and they have recognized the unique value proposition that each property provides to its respective market.” Accesso has implemented a number of measures to ensure the safety and well-being of tenants and team members across its portfolio, including placing hand sanitizer stations in common areas; reducing physical contact with high-touch surfaces; installing signage reinforcing the need for cleanliness and social distancing; cleaning HVAC systems with Blue Box in most properties to ensure buildings are circulating the highest-quality air; increasing the frequency with which properties are professionally cleaned and enhancing communication with tenants. In addition, Accesso continues to abide by federal and local guidelines as well as the recommendations outlined by the Centers for Disease Control and Prevention and the World Health Organization. “Throughout the crisis, we have remained transparent and proactive in communicating what we’re doing to prepare our portfolio for the country’s re-opening, and we will continue to be there every step of the way for brokers despite the logistical challenges associated with operating virtually,” Gaines said. “As a result, brokers and prospective tenants have greater confidence knowing that their health, safety and happiness remains our top priority.”

New MOB breaks ground at The Woman’s Hospital of Texas

Healthpeak Properties, Inc. has begun development of a new, 116,500-square-foot medical office development at 7500 Fannin Street in Houston. Construction began in late May, and the building is slated for delivery in December 2021. The building is on the campus of The Woman’s Hospital of Texas, less than a mile south of the Texas Medical Center. 7500 Fannin is currently 36 percent pre-leased with the largest commitment from Houston Women’s Care Associates, a 14-provider practice that is expanding its current on-campus footprint. “This project has been on deck at The Woman’s Hospital of Texas campus for many years, and it’s exciting to be a part of this HCA Houston Healthcare campus expansion,” said Tom Hulme, vice president of development and leasing for Healthpeak. “This will give the campus’ larger practice groups some much-needed room for expansion, as well as allow new providers to join alongside the region’s leading hospital serving Houston’s women and pediatric population.” The development consists of a five-story, Class A medical office building and is being constructed along with a new parking garage. 7500 Fannin will be front and center on the campus and is a part of a larger master-planned expansion that includes a new, redesigned hospital entrance that will provide access points from Old Spanish Trail and Fannin Street. The expanded clinic space, the addition of a new parking garage and the modified campus infrastructure will give patients and visitors better circulation and ease of access at the campus. Transwestern, which has been engaged to provide leasing services for 7500 Fannin, is a long-time healthcare real estate services provider for Healthpeak and currently leases 34 of its assets in Texas and Colorado. This includes 7400 Fannin, which is adjacent to the new development and is currently 94 percent occupied.
