PASADENA, TEXAS — WSS Shoes, a national retail chain of shoe stores headquartered in Los Angeles, California, opened a store on July 22, 2020 at the corner of Spencer Highway and Shaver Street in Pasadena Texas. Marcus & Millichap arranges sale of a self-storage facility outside of Houston

Marcus & Millichap brokered the sale of 290 Storage, a 53,015-square foot self-storage facility located in Cypress, Texas, according to Grant Fitzgerald, regional manager of the firm’s Columbus office. Brian Kelly, Brett R. Hatcher and Gabriel Coe, investment specialists in Marcus & Millichap’s Columbus office, had the exclusive listing to market the property on behalf of the seller. The facility was listed, moved under contract and closed all during the current COVID-19 pandemic. Tim Speck, regional manager and broker of record, assisted in closing this transaction. Located at 17433 Lewis Drive, the facility features 169 climate-controlled units and 118 non-climate-controlled units, totaling 53,015 net rentable square feet and is situated on five acres of land.

Avison Young completes 16,600-SF office lease for Houston-based container and chemical tank supplier

Avison Young’s Houston agency leasing team negotiated a long-term lease on behalf of Freeway Properties, management for Katy Ranch Offices. Hoover Ferguson will take 16,603 square feet of class A office space in the newly developed Katy Ranch Office Phase 2, 24285 Katy Freeway in Katy, Texas. A container and chemical tank supplier, Hoover Ferguson will be relocating their corporate headquarters to the property from their current location at 2135 Highway 6 S in Houston. Approximately 60 employees will be moving to the new corporate headquarters in December 2020. “We think Hoover will make a great addition to our mixed-use development,” said Mike Baker, president, Freeway Properties. “Our adjoining retail tenants, which offer a wide variety of restaurants, shopping experiences and entertainment venues all welcome Hoover.” Avison Young principals, Sam Hansen and Doug Pack, who are based in the company’s Houston office represented the landlord, Freeway Properties. “In these unprecedented times, Avison Young has provided great flexibility and transparency that allowed us to upgrade our corporate headquarters and accomplish all of our objectives in relocating to a more professional space at Katy Ranch Phase 2,” said Matt Schmidt, chief human resources officer, Hoover Ferguson. “Sam and Doug have been a pleasure to work with throughout the process of identifying our new office space.” The construction of Katy Ranch Office Phase 2, sister building to 24275 Katy Freeway, was completed in July 2020. The building features corporate training and classroom facilities, multiple conference rooms, catering areas and features a sky-bridge connection to the expanded parking garage.

Transwestern negotiates sale of 120 acres in Northwest Houston

Transwestern Real Estate Services (TRS) negotiated the sale of a 119.7-acre tract at the southwest corner of FM 2920 and Telge Road in Tomball, Texas. An affiliate of Silvestri Investments purchased the site for an undisclosed price from Martens Land Gershaft, which was represented by Transwestern vice presidents Carlos P. Bujosa and A. David Schwarz III, SIOR. “This property is at a key intersection in the heart of Tomball with quick access to both Highway 249 and Grand Parkway with excellent future development potential for either residential or mixed-use,” said Schwarz. Located in the rapidly growing area of northwest Houston, this is a prime site for residential and commercial development. It is approximately two miles from major Houston thoroughfares, including Grand Parkway, and only 20 minutes from the Exxon Mobil campus.

NAI Partners arranges nearly 30,000 SF of leases at Republic Square in the Energy Corridor

NAI Partners recently arranged multiple leases totaling just under 30,000 square feet at Republic Square, located at 13501 Katy Freeway in Houston, just off of I-10 in the Energy Corridor. In the first deal, NAI Partners’ leasing team of Jacob Aldridge and Michael Sieger arranged a 24,302-square-foot office lease for Gate Holdings. The tenant was represented by NAI Partners’ Alex Taghi. In the second, Aldridge and Sieger arranged a 4,533-square-foot office lease for Sparkhound, LLC. The tenant was represented by Noah Kruger & Lizzie Prochazka with Savills. NAI Partners arranges retail renewal for Fitness Unlimited in Houston

NAI Partners recently arranged a 5,029-square-foot retail lease renewal for Fitness Unlimited at Willowbrook Shopping Center in Houston. NAI Partners’ Zach Leger and Jason Gaines represented the landlord in the transaction. “This lease renewal for Fitness Unlimited underscores the strong performance of the home fitness equipment businesses,” said Leger. “Fitness Unlimited has been in business in Houston since 1992 and sells everything from the lightest dumbbells to rowing machines. With COVID-19 shutting many gyms during the lockdown and capacity still being limited, home fitness equipment sales have gone through the roof.
