New Stream Realty Partners’ industrial warehouse in Houston now 100% leased

A 156,483-square-foot speculative distribution development in Northwest Houston that recently received LEED certification is now fully leased with the signing of a single tenant.

KHD Group, a furniture vendor and supplier that started its business with the VECELO brand, will occupy Stream Realty Partners’ Raceway Northwest Distribution Center at 9707 Fairbanks North Houston Road. Stream, a national commercial real estate firm offering an integrated platform of services, announced the completion of the warehouse in March.

Stream Houston Senior Vice Presidents Jeremy Lumbreras and Boone Smith were instrumental in identifying and securing the tenant for the development. Kyle Fletcher, a Houston-based director on Stream’s Industrial Development Services team, led the development and construction management of the facility.

Raceway Northwest Distribution Center was constructed to the most modern distribution development standards, including a front-load configuration with 36-foot clear height, 25 dock-high doors, and 109 vehicle and 22 trailer parking spaces. The development delivered in move-in condition with speculative office space, a white-boxed interior warehouse, LED warehouse lights, and a fully fenced and secured truck court.

The facility, which offers frontage along Fairbanks North Houston Road, provides immediate access to the Sam Houston Tollway, State Highway 249, and U.S. Highway 290. It is located near Houston’s population center, providing a unique offering in the market. Corporate neighbors include Amazon, The Home Depot, Panasonic, Advance Auto Parts, UPS, and Target.

West Houston office building undergoes multi-million-dollar reno; sees flurry of leasing activity

Stream Realty Partners has leased more than 74,000 square feet at a West Houston office building as ownership announces a multi-million-dollar capital improvement project.

Eldridge Oaks, located at 1080 Eldridge Parkway and adjacent to Terry Hershey Park in the highly desirable Energy Corridor, is owned by national real estate investment firm, Broadshore Capital Partners, on behalf of its clients.

Broadshore worked with Stream Houston, IA Interior Architects, and OJB to reimagine the building’s identity and create an environment focused on the health and wellness of its occupants. Stream, a national commercial real estate firm offering an integrated platform of services, provides leasing, property management, and construction management services at Eldridge Oaks. Senior Vice President Brad Fricks and Vice President Matt Asvestas serve as leasing agents.

O’Donnell/Snider Construction is overseeing the construction, which will be completed this fall.

Eldridge Oaks’ proximity to Terry Hershey Park as a natural amenity is a competitive advantage few buildings can offer. A robust fitness center also offers direct connectivity to the park trails. The renovation includes thoughtful programming of outdoor amenities to further enhance the tenant experience and attract companies seeking employee-centric office spaces. Improvements underway include a complete update to the first- and second-floor lobbies, a conference center and on-site food services. Also on tap is a connected, collaborative tenant lounge space and enhancements to other building common spaces.

Global engineering company Gulf Companies recently signed a 52,148-square-foot-lease at Eldridge Oaks. Beau Bellow of JLL represented the tenant.

Other notable transactions at Eldridge Oaks include:

  • Ryder Integrated Logistics executed a 7,141-square-foot lease. Gary Lawless of Cresa represented the tenant.
  • VsmSQ Structural Engineers executed a 6,161-square-foot lease. Anthony Fritsche of Fritsche Anderson Realty Partners represented the tenant.
  • CCL Global leased 4,739 square feet. The tenant was represented by Scott Visin of Cushman & Wakefield.
  • Hanwha Global Investments Corporation secured a 2,616-square-foot lease. Tripp Pruet with Stream represented the tenant.

Eldridge Oaks is a 14-story, Class A office tower built in 2009 offering a variety of amenities including on-site property management, 24/7 security, and an above-market parking ratio. The building can accommodate tenants ranging from 3,000 square feet to 235,000 square feet and has move-in ready speculative suites available.

Stream Realty Partners helps private landowners sell 10 acres in Melissa to Green Acres Nursery

Stream Realty Partners has assisted in selling 9.47 acres along U.S. Highway 75 in Melissa and adjacent to one of Texas’ most popular convenience store chains.

Green Acres Nursery & Supply purchased Lot 4 at Willow Grove Crossing at 1922 Central Expressway for an undisclosed amount. The garden center, based in California with seven locations, plans to open its second Texas location at the site near Buc-ee’s. Its first Texas store is in Irving.

Stream Senior Vice President Demian Salmon and Associate Chap Bernet represented the sellers, Flamingo Daze LP, in the transaction. David Sacher of SHOP Companies represented the buyer. Stream is a national commercial real estate firm offering an integrated platform of services. The nearly 10-acre Melissa property is currently zoned for commercial development and offers city water and sewer utilities. It fronts U.S. 75, which sees more than 80,000 vehicles daily. The Willow Grove mixed-use development, comprising 650 multi-family units and 270 single-family lots, is directly behind the property. The Quarry at Stoneridge, Trinity Falls, Auburndale, and Hunters Ridge are among single-family developments in the immediate area.

Stream Realty Partners hires Peery Wood from CBRE to bolster Dallas tenant rep team

Stream Realty Partners has recruited a Dallas commercial real estate veteran with more than 30 years of experience to bolster its office tenant representation team.

Peery Wood joins Stream, a national commercial real estate firm headquartered in Dallas and offering an integrated platform of services, as an executive vice president. He will be responsible for expanding the company’s tenant representation business across the Dallas-Fort Worth area. His expertise includes advising and executing lease renewals, office expansions, and relocation scenarios for national and global tenants. Prior to Stream, Wood spent more than 10 years at CBRE in Dallas, where he last served as a senior vice president. His tenure there saw milestones including being named a top 20 producer and helping Galderma find its new U.S. headquarters at Trammell Crow Center in Downtown Dallas.

Wood has worked for several national and global commercial real estate firms throughout his career, including Studley Inc. and Cushman & Wakefield. During his 10-year tenure at Lincoln Property Company, he is credited with creating and building the firm’s Dallas tenant rep group by recruiting and mentoring young talent “that is still in the business today,” he said. Lockton, Addus HomeCare, Norton Rose Fulbright, and Tolleson Wealth Management are among the clients he has worked with.

Dallas’ Chase Tower to be renamed Dallas Arts Tower; lobby renovations planned with addition of art gallery and two restaurants

A 55-story skyscraper adjacent to Dallas’ Arts District will soon undergo another multi-million-dollar makeover that includes a new name, reimagined lobby, and the addition of two restaurants.

2200 Ross Ave., formerly known as Chase Tower, will be rebranded as Dallas Arts Tower. Owner Fortis Property Group worked with professionals from Stream Realty Partners to strategically select a new moniker that pays tribute to the surrounding neighborhood and amplifies the district’s mission to unify culture and commerce in one dynamic destination. Stream, a national commercial real estate firm headquartered in Dallas and offering an integrated platform of services, leases the office building. Executive Vice President and Partner J.J. Leonard and Managing Director Matt Wieser are the leasing agents for the building’s 1.25 million square feet of office space.

While the landmark building is a work of art designed by architect Richard Keating, its lobby will soon become a masterpiece for tenants and visitors alike. New York-based Fortis plans to add an art gallery displaying pieces from local artists and commission art installations throughout other public spaces. New lighting and flooring will help showcase the artwork. Elevator cabs also will receive a refresh. Construction for the lobby and restaurants is expected to start in late summer, with a 2024 completion. Dallas-based ENTOS Design is working with restaurant architect 75 Degree Design Studio of Dallas on the common area improvements.

Two new restaurants will be constructed in conjunction with the lobby renovations. Dallas-based hospitality powerhouse Milkshake Concepts has been awarded space in the lobby and The Rotunda to launch two eateries that will complement the neighborhood.

For the lobby, Milkshake Concepts will design a European-style, all-day café featuring a robust coffee program, daily baked goods, and a diverse menu with items that can be taken to go or enjoyed in a bright, open environment. Early evening meals and a wine program are expected to be featured.

A first-of-its-kind Greek restaurant will be introduced in The Rotunda. A selection of fish, grilled meats, and traditional sides and dips will anchor the menu that will serve a bustling lunch crowd and refined dinner group.

Jack Gosnell, Elizabeth Herman Fulton, and Marissa Stave with CBRE negotiated Milkshake Concepts’ lease on behalf of Fortis and are leading retail leasing for Dallas Arts Tower. 

Stream has leased Dallas Arts Tower since Fortis purchased the building in 2016. The Class A skyscraper has seen several significant updates since, including a new motor court, water features, and landscaping on the Ross Avenue-facing frontage; the addition of a sky lounge and meeting center on the 40th floor; and a new fitness center. An executive tenant conference center, Starbucks coffee shop, convenience store, on-site shoeshine, full-service car wash, and sky bridge that connects to the Dallas Marriott Downtown and DART Light Rail station are among its many amenities.

Stream Realty Partners has recruited a seasoned land professional to help owners, developers, and investors maximize the value of their real estate holdings in today’s changing economic and regulatory landscape.

Shawn M. Street will serve as a VP of Dallas’ land division, working alongside SVP Demian Salmon to expand the firm’s land brokerage business across the Metroplex. He will be responsible for identifying, sourcing, and closing land transactions. Stream land experts leverage industry-leading technology to provide market analysis, feasibility studies, strategic site selection, residual valuations, highest and best uses, mapping, and demographic research.

Street was a SVP with Younger Partners and founded Street & Associates prior to joining Stream, a national commercial real estate firm headquartered in Dallas and offering an integrated platform of services.

Street brings prior commercial real estate experience to his new role, working as a consultant at Landry Commercial Inc. He also spent more than nine years as an independent petroleum landman for Tidewater Development.
