Partners Real Estate arranges lease with Texas Chiller Systems in San Antonio

Partners Real Estate recently arranged a 30,493-square foot office lease with Texas Chiller Systems located at 4441 Centergate Street in San Antonio, Texas.

Partners’ Kyle Kennan represented the tenant in the transaction. Colin McLellan with Llano Realty represented the landlord, EDG Centergate, LLC.

Partners Capital sells Blanco Crossing in San Antonio

Partners Capital, the investment arm of Partners Real Estate (Partners), has sold Blanco Crossing, a 22,606-square-foot retail center located at 19179 Blanco Road in San Antonio. The property was originally acquired by Partners Capital in 2020 through its third investment vehicle.

The buyer was a private investor in San Antonio, Texas. Philip Levy and Jack Newman of Marcus & Millichap represented Partners Capital on the sale.

Partners Capital has completed more than $450 million in transaction volume during the last six years and their current portfolio comprises of more than 1.4 million square feet. Additionally, the Partners Capital team is currently raising capital for Partners Opportunity Fund V—which will be a $150 million equity investment vehicle acquiring value-add industrial, retail, and office properties in Texas and beyond.

Mohr Capital closes on Tesla industrial facility in San Antonio

Mohr Capital, a privately held real estate investment firm, has added the 439,809-square-foot Foster Ridge II industrial property to its portfolio. The deal closed in March 2023. 

Foster Ridge II is located at 7015 Lancer Blvd., San Antonio, Texas 78219 and was built in 2022. The building is fully leased to Tesla. 

The property is a 36-foot clear cross-dock warehouse in one of the best industrial submarkets of San Antonio, where rents have continued to grow past $6 per square foot. 

Mohr Capital purchased the property from Becknell Industrial. JLL’s Dustin Volz, Dom Espinosa and Trent Agnew represented the seller. Rodrigo Godoi negotiated the transaction on behalf of Mohr Capital. 

San Antonio utility sells downtown event center for $5.3 million

CBRE has arranged the sale of the Villita Assembly Building, a 24,785-square-foot event center along San Antonio’s River Walk, to GrayStreet Partners, a local private-equity firm, for $5.3 million.

CBRE’s Andrew Price negotiated the transaction on behalf of the seller, CPS Energy, San Antonio’s municipally-owned electric and natural gas utility.

Located at 401 Villita St., the free-standing building was constructed in 1958 and sits on a 1.113-acre parcel. The single-story, circular building was designed by architect O’Neil Ford and features a concave rotunda wrapped with administrative, service, and mechanical spaces and adorned with custom decorative tile and carved stained-wood entry doors. The property includes a banquet hall, kitchen and outdoor plaza area.

The building is situated along the River Walk and adjacent to La Villita Historic Arts Village in Downtown San Antonio. It is within walking distance of many amenities and points of interest, including the Alamo, Henry B. Gonzalez Convention Center, Hemisfair, Tower of the Americas, Shops at Rivercenter, and numerous restaurants and hotels.

Partners Real Estate hires major Alamo City dealmaker in San Antonio office

Partners Real Estate, one of the largest independent commercial real estate firms in Texas—and the company formerly known as NAI Partners—today announced that Eddie Kopplow, among the marquee names in San Antonio retail brokerage, has joined the firm as senior vice president, brokerage services in its San Antonio office.

Mr. Kopplow joins Partners from The Retail Connection, where he focused on tenant representation, project leasing, and the acquisition/disposition of multi-tenant and single-tenant retail assets. Some of Mr. Kopplow’s notable past clients include Lincoln Property Company, Retail Properties of America, Inc. Wells Fargo, and Worth & Associates. He has worked on some of San Antonio’s most recognizable shopping centers like San Pedro Crossing, Huebner Oaks, La Plaza Del Norte and Forum Crossing for which he was awarded by the SABJ as Best Retail Development.

Mr. Kopplow began his career at Kopplow Construction, a commercial general contractor in San Antonio, where he served as a project manager/estimator. He earned his bachelor’s degree from the University of Texas at Austin.

Partners arranges sale of two medical office properties in San Antonio

Partners Real Estate arranged the sale of two medical office properties totaling 4,473 square feet in San Antonio. The buildings are located at 1314 E Sonterra Blvd #302 and 9502 Huebner Road #201 in San Antonio, Texas.

Partners’ Ryan McCullough and Tyler Jaynes represented the buyer, Cottonwood RE, LLC. in the transaction.
