Houston’s Westchase Office Towers See Significant Leasing Activity With Assistance From Stream Realty Partners

HOUSTON – October 12, 2022 – Stream Realty Partners has worked with Franklin Street Properties to lease more than 56,000 square feet in Houston’s Westchase office submarket.

The national real estate services, development, and investment firm is forging into the fourth quarter of 2022 with strong leasing momentum at Towers at Westchase I and II over the last several months. The two LEED Certified, Class A office buildings are located at 10350 and 10370 Richmond Ave. and total over 629,000 square feet.

Recent building improvements include an extensive lobby renovation and on-site deli, restaurant, and catering upgrades at Tower I and a new state-of-the-art fitness center and updated conference facilities at Tower II. Both buildings provide on-site management and building engineers, after-hours card-key access, 24-hour on-site uniformed security, and convenient access to numerous West Houston-area restaurants and hotels.

Law Firm Bush Rudnicki Shelton to Open First Houston Office at Two Post Oak Central Building

Global real estate advisory firm Savills represented law firm Bush Rudnicki Shelton, P.C. in its first Houston location. The law firm will open a 3,250-square-foot office in the Two Post Oak Central building located at 1980 Post Oak Boulevard in Downtown Houston. The law firm will begin occupying the office Fall 2022.

Bush Rudnicki Shelton is a residential construction and real estate law firm with locations in the Dallas/Fort Worth and Austin areas. The firm is expanding and its reach and tapped Corporate Managing Director Lesa Nickelson French to find a suitable office for its first Houston location.

The Post Oak Central complex is comprised of three office towers totaling 1.3 million square feet in Houston’s Galleria area. Fort Capital Secures Financing for Seven-property Industrial Portfolio in Houston

JLL Capital Markets announced today that it has arranged acquisition financing for the Houston Prime Industrial Portfolio, a seven-property light-industrial portfolio totaling 711,399 square feet across 23 buildings in Houston.

JLL worked on behalf of the borrower, Fort Capital, in securing the $72 million senior loan through PCCP for the acquisition and stabilization of the properties.

The portfolio is currently leased to a diverse group of 126 tenants operating in various industries including healthcare, automotive, construction, technology, energy, etc. The buildings, which were built between 1978-2000, offer 13- to 25-foot clear heights with varying office finishes.

The properties are positioned across Houston’s North, Northwest, Southwest and South industrial submarkets. The Houston Industrial market is currently 94% occupied and has incurred over 32 million square feet of net positive absorption over the past 12 months.
