Newmark Announces Sale of Lincoln Legacy Two, a 130,371-Square-Foot Office Asset in Plano’s Legacy Submarket

Dallas, TX (May 4, 2022) — Newmark announces the sale of Lincoln Legacy Two,

a recently renovated, 130,371-square-foot office property in Dallas/Fort Worth’s premier Legacy submarket. Newmark Vice Chairmen Chris Murphy, Robert Hill and Gary Carr and Director Chase Tagen represented the seller, a partnership including Dallas-based Pillar Commercial. Newmark Director Josh Francis facilitated the financing for the buyer, Larson Capital Management.

The Woodmont Company Begins Construction of a Medical Office Building for Diabetic and Thyroid Center of Fort Worth

The Woodmont Company has started construction along with Dennett Construction on a new three story, 41,217-square-foot medical office building located at 6850 Harris Parkway in Fort Worth, Texas. The Diabetic and Thyroid Center of Fort Worth will occupy 14,000 square feet with 25,000 square feet available for lease. An additional pad site is also available for development and lease. Completion of the building is scheduled for January 2023.

Designed by Bennett Benner Partners, the building will feature central heating and air conditioning, abundant parking and large floorplates with floor-to-ceiling glass windows. It is located in the Southwest Fort Worth Medical District and provides great frontage on Harris Parkway and visibility from Chisholm Trail. The building is minutes from Interstate 30, providing convenient access to the Southwest Fort Worth market and Downtown Fort Worth.

Colton Wallis and Wes Mugarian of Dodson Commercial Real Estate is overseeing leasing at the building which can accommodate a wide variety of user ranging from 2,295 to 19,810 square feet.

ShainRealty Capital Acquires The Landing, Picking up another 267 Multifamily Units in Dallas

A 267-unit apartment complex located at 3720 Post Oak Blvd, Euless, TX 76040 has sold. The 1983-built, Class B+ property, located in Euless, near DFW Airport, has sold to ShainRealty Capital, a Los Angeles privately-owned real estate investment firm.

Texas is a non-disclosure state and therefore the purchase price was not made public. The asset will undergo $3,000,000 of renovations and upgrades and be rebranded from The Landing to Infinity on the Landing.

This is ShainRealty Capital’s third acquisition in Dallas in under a year, as they previously picked up Infinity on the Mark & Infinity on the Point.

Bard Hoover & Wes Racht of Marcus & Millichap, brokered the transaction. Rialto Capital provided the Bridge Loan debt.

The acquisition presents an excellent opportunity for ShainRealty to acquire a sizeable multifamily asset with significant rental upside. The property consists of 267 units, approximately 770 square feet in average size, with in-place average rents 30% below market.

Managed by Jonathan & Elliot Shainberg, ShainRealty Capital plans to continually grow in the Sunbelt Markets, acquiring multifamily assets such as this.

Downtown Dallas High-rise, Ross Tower, Lands Grant Thornton LLP as New Tenant

HPI Real Estate Services & Investments announced that Grant Thornton LLP ― one of America’s largest audit, tax and advisory firms ― will move its Dallas office to Ross Tower, located at 500 N. Akard Street.

Beginning in 2023, the firm will lease a full floor, approximately 24,600 square feet, in the 45-story luxury office high-rise in the Dallas Arts District.

Ross Tower offers a gourmet food hall in the building, a five-star restaurant and an on-site Starbucks ― as well as in-building conference facilities, technology, ample parking, and a Wi-Fi tenant lounge. The tower boasts 360-degree views of Uptown, Downtown, the Arts District, Klyde Warren Park, Victory Plaza, and the Margaret Hunt Hill Bridge.

Managing Director Travis Boothe and Executive Managing Director Robbie Baty of Cushman & Wakefield, represented Grant Thornton in lease negotiations. The landlord was represented by HPI’s Dallas Partner Hunter Lee, Vice President Ben Cuzen, and Leasing Agent Luke Aviles.

Merriman Anderson Architects Designs Luxury Residential Tower at Lake Grapevine

Merriman Anderson Architects (MAA) shares their plans for Terranea at Lake Grapevine in Flower Mound, Texas, a 16-story residential tower consisting of over 200 luxury rental units, townhomes, penthouses and retail.

Terranea at Lake Grapevine is the second residential tower within the 165-acre mixed-use Lakeside Village development, fronting the new square with retail and townhomes. The development will offer hotels, retail shops, lakefront restaurants, office space, walking trails, outdoor music performance venue, and a wedding chapel.

Lakeside Village features a Spanish Mediterranean architectural style which transfers to the Terranea at Lake Grapevine residential tower. The apartments will be luxurious in finishes, spaces and amenities. Amenities for residents will include a golf simulator, game room, bar, retail shops, fitness center, on-site structured parking for retail and residents, dog wash, storage, and an elevated pool deck overlooking Lake Grapevine with a pool, spa and outdoor spaces to gather.

MAA is the architect for the project responsible for design and documentation. Realty Capital is the developer.

Construction on the residential tower is projected to begin in the summer, and the building is planned to open in 2024.

Merriman Anderson Architects Introduces Second Phase of Oak Cliff’s Historic Gospel Lighthouse Church Renovations

Merriman Anderson Architects introduces the second phase of renovations to the two historic Gospel Lighthouse church buildings in the Oak Cliff neighborhood in Dallas. The buildings are being repurposed for ministry and outreach opportunities for Dream Center Dallas, a nonprofit organization that provides resources and services in the areas of education, homelessness, hunger, poverty, addiction, abuse and human trafficking within Dallas, in partnership with Church Eleven32.

The renovations include the conversion of the historic two-story church building to Dream Center Dallas’ meeting hall, offices, and a large commercial kitchen and food service. An existing one-story single family home on the property will be completely renovated, due to damage in the interior by a recent fire, and transformed into a coffee shop. Both buildings are adjacent to the Gospel Lighthouse Church sanctuary building, the original Gospel Lighthouse church, which is currently under construction to be used for Dream Center functions.

The MAA team is providing solutions to water infiltration and adding an elevator for accessibility needs for the historic two-story building. The restrooms are being reconfigured and redesigned, and the kitchen will receive a complete renovation. The whole building will undergo remediation and refinishing.

The Dream Center first began in Los Angeles in 1994, serving as a resource center focused on providing support to those affected by homelessness, hunger, and lack of education through residential and community outreach programs. In 2020, Pastors Dustin and Jamie Bates established Dream Center Dallas, after partnering with LA Dream Center, in order to provide resources and services in the areas of education, homelessness, hunger, poverty, addiction, abuse, and human trafficking within Dallas.

MAA is providing architecture and interior design services for the project and is the Historic Preservation consultant for the project. The buildings are listed on the National Register of Historic Places.
