Pearl-area bar to close, making room for new development

The Stay Golden Social House announced that it will close this summer, clearing its space at 401 Pearl Pkwy. for developer Silver Ventures to expand its Pearl footprint.

The bar, which opened in 2014, posted on Facebook that it will close in about 97 days. Silver Ventures’ real estate entity Broadway SA Investors GP LLC bought the 0.84-acre site in 2013. It is appraised at nearly $1.1 million.

Weitzman Begins Pre-Leasing 30,000 SF Retail Center in Metro San Antonio

BOERNE, TEXAS — Weitzman, a Dallas-based property management firm, has begun pre-leasing Johns Crossing, a 30,000-square-foot retail development in Boerne, a northwestern suburb of San Antonio. Situated at the corner of IH-10 and Johns Road, the property will feature approximately 14,500 square feet of multitenant space, with the remainder slated for freestanding concepts on pads along the I-10 corridor.

Provence first phase moves forward

AUSTIN – Masonwood LLP is moving forward with phase one of the Provence master-planned community.

The first phase will have 678 homes on 460 acres and possibly a Lake Travis ISD elementary school.

Overall plans for Provence, formerly named Masonwood, include 1,600 residential lots and 200 commercial lots on 900 acres in the 17024 block of Hamilton Pool Rd.

However, Municipal Utility District 22—responsible for Provence’s infrastructure—was denied water service March 16 by the West Travis County Public Utility Agency (WTCPUA) for the project’s remaining four phases of 1,137 living-unit equivalents, or LUEs, a term used to quantify water use.

The WTCPUA agreed in 2015 to grant the development 700 LUEs for its first phase, a decrease from the project’s original 1,837 LUEs requested to serve its entire development.

Masonwood is adding a 400,000-gallon elevated water storage tank and already upgraded the agency’s pump stations.

LogicMonitor Leases 10,000 SF at New 29-Story Office Development in Downtown Austin

LogicMonitor, Inc, a SaaS performance monitoring platform based out of Santa Barbara, CA, signed a 10,135-square-foot deal at 500 W 2nd St., the largest Class A office tower currently under construction in Austin.

The 29-story, 500,512-square-foot high-rise broke ground in early 2015 as part of a master-planned mixed-use development in Austin’s central business district.

Scheduled to deliver in late 2017, the pre-certified LEED Gold project will feature 33,000-square-foot floor plates, executive sky terraces on the top two floors, floor-to-ceiling glass, a 14th floor amenity level with conference center/great room and terrace overlooking 2nd St. and Lady Bird Lake, and a 4,786-square-foot fitness center.

Office buildings, parkland set for major South Austin development

One of Austin’s biggest landlords is gearing up to build multiple office buildings in Southwest Austin on the so-called “Garza tract.”

Brandywine Realty Trust (NYSE: BDN) has filed plans with the city to construct three office buildings and two parking garages — about 500,000 square feet of office space to the west of the Lowe’s Home Improvement store on Brodie Lane.
