Downtown Dallas High-rise, Ross Tower, Lands Grant Thornton LLP as New Tenant

HPI Real Estate Services & Investments announced that Grant Thornton LLP ― one of America’s largest audit, tax and advisory firms ― will move its Dallas office to Ross Tower, located at 500 N. Akard Street.

Beginning in 2023, the firm will lease a full floor, approximately 24,600 square feet, in the 45-story luxury office high-rise in the Dallas Arts District.

Ross Tower offers a gourmet food hall in the building, a five-star restaurant and an on-site Starbucks ― as well as in-building conference facilities, technology, ample parking, and a Wi-Fi tenant lounge. The tower boasts 360-degree views of Uptown, Downtown, the Arts District, Klyde Warren Park, Victory Plaza, and the Margaret Hunt Hill Bridge.

Managing Director Travis Boothe and Executive Managing Director Robbie Baty of Cushman & Wakefield, represented Grant Thornton in lease negotiations. The landlord was represented by HPI’s Dallas Partner Hunter Lee, Vice President Ben Cuzen, and Leasing Agent Luke Aviles.

Cushman & Wakefield Advises Sale of Land with Office Building in Houston

Cushman & Wakefield announced the firm has represented Family Houston in the disposition of ±1.48 acres of land containing a 22,000-square-foot building. Located in Houston’s Washington Corridor, the property sits off the intersection of Shepherd Dr. and Washington Ave. in close proximity to The Heights, River Oaks, and Memorial Park/Rice Military.

Kristen McDade and Matthew Davis of Cushman & Wakefield’s Houston Land Brokerage team represented the seller in the transaction. The property was sold to an undisclosed buyer who plans to utilize the existing building.

“This prime inner loop office building is formerly home to Houston non-profit Family Houston, who has moved more of their operations out into the field,” said Davis. “Their board felt that the organization could be more nimble and better serve its clients without the building.”

Merriman Anderson Architects Designs Luxury Residential Tower at Lake Grapevine

Merriman Anderson Architects (MAA) shares their plans for Terranea at Lake Grapevine in Flower Mound, Texas, a 16-story residential tower consisting of over 200 luxury rental units, townhomes, penthouses and retail.

Terranea at Lake Grapevine is the second residential tower within the 165-acre mixed-use Lakeside Village development, fronting the new square with retail and townhomes. The development will offer hotels, retail shops, lakefront restaurants, office space, walking trails, outdoor music performance venue, and a wedding chapel.

Lakeside Village features a Spanish Mediterranean architectural style which transfers to the Terranea at Lake Grapevine residential tower. The apartments will be luxurious in finishes, spaces and amenities. Amenities for residents will include a golf simulator, game room, bar, retail shops, fitness center, on-site structured parking for retail and residents, dog wash, storage, and an elevated pool deck overlooking Lake Grapevine with a pool, spa and outdoor spaces to gather.

MAA is the architect for the project responsible for design and documentation. Realty Capital is the developer.

Construction on the residential tower is projected to begin in the summer, and the building is planned to open in 2024.
