Texas newcomer Volt Lighting has leased the 17,500-square-foot balance of a four-building project in Dallas’ Brookhollow Industrial Park for its fourth distribution center in the U.S. Volt Lighting’s Southwest Region distribution center has been set up in Mockingbird Place Building 3, 420 W. Mockingbird Lane, backfilling a spot with just one month of down time for the leasing team. Brock Wilson, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, represented the landlord while colleague Joe Santaularia, first vice president, handled the tenant side of the talks. “Had the space been ready to go, it wouldn’t have been vacant at all,” Wilson said. “This project historically is 93 percent to 100 percent leased because of its location and well-kept condition.” Wilson’s history with the 151,200-square-foot class B project, situated close to Interstate 35E, dates back six years and two owners. Its current owner is NWP TX TT LLC, an institutional investment group. The new lease returns the asset to 100 percent occupancy. “The Brookhollow submarket has been white hot for leasing,” Wilson said, crediting the expansions of the nearby Design and Medical districts with its popularity. Proximity to both districts is a boon for Mockingbird Place’s new tenant—a factory-direct outdoor lighting supplier for commercial and residential markets. Volt Lighting has leased 50 percent of Building 3, a rear-load warehouse with six over-size dock-high doors and one drive-in ramp. Volt Lighting is headquartered in Lutz, Florida. It has distribution centers in Nevada, Pennsylvania, its homeport and now Texas.
