Fort Worth’s Railhead Industrial Park Retains 305,000-SF Distribution Tenant

Davoil Inc. has renewed a 305,255-square-foot, full-building lease with Sun Life Assurance Co. of Canada to keep lighting giant Quorum International Inc.’s national distribution center firmly rooted in north Fort Worth. Quorum International’s distribution hub is located at 401 Railhead Road, adjacent to its owner’s headquarters in Railhead Industrial Park. Talks went full circle within one month in direct negotiations with the landlord’s broker, Nick Talley, executive vice president and managing partner in the Fort Worth office of Dallas-based Bradford Commercial Real Services. “Railhead is the only industrial park in Tarrant County that’s dual rail-served by BNSF and Union Pacific,” Talley points out. “Quorum’s distribution center is well-positioned with direct access to the rail line.” Quorum’s longtime distribution center is Sun Life’s only rail-served building in its Railhead portfolio, totaling 519,905 square feet. The investment group also owns three shallow-bay structures in the 633-acre industrial park. “It’s a great asset,” Talley said, noting the distribution center has 41 dock doors and a 28-foot clear height for product racking. Quorum’s inventory features more than 1,200 styles of ceiling fans and 3,000 fixture designs. Railhead Industrial Park is located off Loop 820 and less than two miles west of Interstate 35 W. The fully built-out park contains 10 million sf of warehouse and distribution center space. Sun Life’s quartet of buildings is more than 90 percent leased. “There is high demand,” Talley said, “and very little down time with vacancies in Railhead.”
