Financing secured for newly built distribution facility in Fort Worth

JLL Capital Markets arranged financing for Meacham Commerce Center Building 1, a Class A industrial facility totaling 334,750 square feet in Fort Worth, Texas.

JLL worked on behalf of the borrower, McCormack Commercial, to secure the loan from Protective Life Insurance Company.

Built in 2022, the property is located north of downtown Fort Worth and is situated on 19.36 acres, allowing for 240 car parking spaces and 103 trailer parking spaces. The fully leased building has a 36-foot clear height, cross-dock loading capabilities, 60-foot staging bays, 70 dock-high doors and four drive-in ramps.

Meacham Commerce Center has access and proximity to the DFW airport and major interstates, including frontage along Interstate 35 West and near direct access to Interstate 820, two of DFWs major trade routes.

Moving forward, Meacham Commerce Center, situated on approximately 80 acres, will deliver three additional buildings adding another 977,161 square feet to the park. When complete, the three buildings will accommodate tenants ranging from 20,000 square feet to 600,000 square feet. Building configurations will be rear load and cross dock with 24- to 40-foot clear heights. Fronting I-35W will be a 69,120-square-foot rear load facility. A 582,540-square-foot cross dock is planned in the heart of the site with 325,750 square feet on its western border.  The remainder of the project will be leased by Matt Carthey and George Jennings of Holt Lunsford Commercial.

Fort Worth-based Street Realty appoints Amber Calhoun as vice president

Street Realty, a 39-year-old Fort Worth-based full-service commercial real estate firm, has appointed Amber Calhoun as a vice president in its Brokerage Services Division.

Calhoun will play a key role within Street Realty’s brokerage production team, guide clients through the purchase, sale, and leasing process, oversee day-to-day commercial real estate transactions, and help optimize and grow the company’s property portfolio.

Calhoun, who is a native of Aledo, Texas, is a licensed broker with the Texas Real Estate Commission, possesses nearly 10 years of industry experience, and holds a Bachelor of Business Administration in marketing from Texas Wesleyan University. Prior to joining Street Realty, she held partner, broker, and associate positions at Graham Property Brokerage, Stablemade Retail Group, and Transwestern.

Si Tapas to open Crockett Row location

Younger Partners announced today that the firm has executed a lease with Texas tapas pioneer Ildefonso Jimenez to open a Fort Worth location of Si Tapas. The lease includes 4,275 square feet of space at 2949 Crockett Street.

Si Tapas Restaurant and Bar offers a taste of Spain in the heart of Fort Worth’s Cultural District by offering both classical and contemporary Spanish cuisine. Their house drinks and select wine list offer a unique collection of Spanish wines hand selected by region, and their food reflects the rich regional diversity of classical and modern Spain. Ildefonso will be adding “exclusive” to Fort Worth menu items such as Cochinillo.

The restaurant is expected to open in early Fall 2023.

Arlington-based Dodson Commercial Real Estate rebrands to ‘Street Realty’ and relocates HQ to Fort Worth

Dodson Commercial Real Estate, a 39-year-old commercial real estate development firm based in Arlington, Texas, has rebranded to ‘Street Realty’ and will soon relocate its headquarters to Fort Worth, as part of its planned brand evolution in line with the vision of its new executive team led by Ryan Dodson and Alex Bryant. The ‘new’ Street Realty offices, along with Street’s 15+ employees, will be located in a newly acquired building at 3909 Hulen Street in Fort Worth.

According to Ryan Dodson, whose father, Jerry Dodson, originally founded the firm in 1984, the rebranding effort was driven by the company’s growth, wide variety of projects, and continued expansion of services.

The company originally started as an Arlington-based property manager and developer. Once Ryan joined the company in 2002, it expanded services and established a decades-long track record of successful residential and commercial projects, including notable redevelopment projects in Downtown Arlington such as 404 Border, Block 300, and Urban Union. Firehouse Subs signs three leases in Dallas-Fort Worth metroplex

The Woodmont Company, a national real estate firm specializing in the development, acquisition, management, leasing and sale of retail properties, announced that it has secured three leases for Firehouse Subs in the Dallas-Fort Worth metroplex. 

The new leases include 1,649 square feet at Victory at Heritage Trace in Fort Worth, Texas; 1,300 square feet at Victory at Forney in Forney, Texas; and 1,200 square feet at Braewood Shopping Center in Coppell, Texas.

Silver Star Properties completes sale of 17.2 acres in Fort Worth

Silver Star Properties REIT, Inc. (Silver Star Properties), formerly known as Hartman Short Term Income Properties XX. Inc. announces the disposition of 17.2 acres of land located at 820 North Business Park in Fort Worth.

The 820 North Business Park property, also known as Longhorn Business Park, was initially purchased by Silver Star Properties in 2009. Following the purchase, Silver Star Properties held the land for 10 years before selling two of the nine parcels totaling 9.9 acres in 2019 to Champion Realty Advisors.

In 2020, Silver Star Properties completed plans to develop two traditional warehouse/flex buildings on the remaining seven parcels of land to meet the increasing demand for logistics in the DFW area. Primely located just off Interstate 820 and conveniently positioned two miles from the Fort Worth Meacham Airport, the property poses significant potential for return once complete.
